Do I need an appointment to tour?
Walk-ins are welcome during office hours, but we strongly suggest booking a slot. With a small team, an appointment guarantees someone's available to actually show you a unit.
What's the application fee, and what's required?
$50 per adult applicant. You'll need a government ID, two months of recent pay stubs (or three months of bank statements if self-employed), and we run a standard credit and background check.
Can I hold a specific unit?
Yes — once you're approved, a $250 holding deposit reserves the unit for up to 14 days. That deposit applies to your first month's rent at signing.
What utilities are included?
Water, sewer, and trash are included in your rent. You'll set up electric with Georgia Power directly; our units are all-electric. Fiber internet is available through AT&T or Xfinity.
Do you have a guest policy?
Guests are welcome for up to 14 consecutive days without notice. Anything past 30 days requires the guest to be added to the lease.
I'm a Section 8 / housing-choice voucher holder — do you accept?
Yes. We work with the Decatur and DeKalb County housing authorities and can walk you through the inspection and approval process.
